Reasons Why You Should Be Wary of Low Roofing Bids

Low roofing bids or contract prices look great on paper, but, it bears to keep in mind that if the price is too good to be true, it probably is. In today’s post, local roofing company American Roofing & Construction, LLC shares the reasons why you should think twice about low roofing bids.

You Might Get Low-Quality Materials

Cutting corners is a common tactic employed by unscrupulous contractors who want to win a contract with a low bid. They do this by including low-cost (and often low-quality) material in the quote, hoping the prospective client won’t notice. When reviewing roofing bids, make sure the document contains a list or bill of materials.

The bill of materials is a sheet that lists everything that will be used on your roof replacement project, down to the smallest components such as fasteners. If you chose an asphalt roof, the list should specify the product name, and should have a product or part number. On metal roofing systems, this should specify the metal gauge, profile and type of metal, which could be copper, aluminum or standard galvanized steel. If materials were substituted in error, a legitimate roofer should have no problems correcting it and providing the correct bid cost.

They May Be Trying Too Hard to Fit the Project Into Your Budget

Be wary of contractors who ask you about your budget right off the bat, because what will happen is they will find ways to make the roof replacement fit your budget. A capable contractor should help you find the roofing system that addresses your needs, then work out options that more or less will work with your budget. As a homeowner, there are many financing options available if you don’t have funding on hand.

You Might Not Get the Best Warranties

A roofer’s commitment doesn’t end after installation, given the roof’s maintenance requirements and warranty coverage. Some contractors would add the lowest, most basic warranty tier to lower the bid price. Depending on the manufacturer, you should be able to upgrade coverage, perhaps extend the years or add coverage for other roofing components. Make it a point to study this part of the bid or estimate, ask for a list of options and ask for a recalculation.
